Level 3 Damp Survey in Islington (N1)

A Level 3 damp survey was commissioned for a residential house in Islington (N1) to determine the cause of severe moisture ingress across the building. The property owner requested an independent investigation to receive a complete diagnostic report free from commercial sales pressure. The inspection assessed the basement, upper floors, external fabric and roof space.

About the Issue

The property owner grew concerned after discovering saturated masonry in the basement, rotted window sills and crumbling plaster around upper window reveals. They sought an expert opinion to identify all active moisture sources and establish a logical repair plan.

The Challenge

The diagnostic process covered internal living areas, subterranean structures, external masonry, joinery, drainage and the loft space.

The investigation produced clear factual evidence:

  • Internal relative humidity was recorded at 67.3% RH, well above the healthy 40–60% RH threshold, increasing condensation risk.
  • All basement walls suffered from rising damp, with a damp floor slab and penetrating damp under the front entrance stairs due to an absent waterproofing barrier.
  • Window joinery was in poor condition with rotted sills and lower frame sections, allowing water ingress around upper window reveals and ruining internal plaster.
  • External building defects included missing render near roof level, leaking downpipes and gutters, rear drainage issues, uncapped chimney pots, a rotted rear door frame and accumulated leaf debris raising ground levels against rear walls.

Loft testing confirmed zero woodworm or structural timber rot. The surveyor concluded that external rainwater ingress was actively saturating internal masonry, establishing that external building repairs had to precede internal basement waterproofing.

The Solution

The report outlined a structured, six-stage remedial plan based on priority:

  • Priority 1: Hire a qualified roofer to fix leaking gutters and downpipes, replace missing high-level render, install chimney caps on all chimney pots and correct rear drainage.
  • Priority 2: Repair or replace defective window frames, rotted sills and the rear door frame, externally resealing window perimeters.
  • Priority 3: Clear leaf debris and lower rear external ground levels.
  • Priority 4: Waterproof the basement by stripping plaster to 1.4m height, injecting a chemical DPC, applying salt neutraliser, tanking slurry, waterproof Sika render and breathable plaster, while installing full tanking, waterproof render and a waterproof concrete floor slab under the front stairs.
  • Priority 5: Strip and replace water-damaged plaster around window reveals once dry and redecorate exterior sills and panels.
  • Priority 6: Introduce mechanical ventilation or dehumidification to manage internal humidity.

The Outcome

The independent survey gave the property owner total clarity on how to address their home’s damp issues. By demonstrating that external leaks were actively feeding internal moisture, the report saved the owner from wasting money on internal plastering that would have quickly failed.

Why This Case Matters

Attempting internal waterproofing while exterior roof, gutter and window leaks remain active is a common and expensive mistake. Independent diagnostic surveys establish the true cause of moisture ingress, protecting property owners from ordering ineffective, out-of-sequence building works.

FAQ s
What internal humidity level was found during the survey?

Internal relative humidity was recorded at 67.3% RH, which is significantly above the recommended residential baseline of 40–60% RH.

Why do external ground levels need to be reduced?

Significant leaf build-up has raised external ground levels against the rear wall, creating a bridge that allows ground moisture to penetrate the masonry.

Are roof timbers in good condition?

Yes. Loft inspection confirmed that all structural roof timbers are sound and free from woodworm or wet/dry rot.

Protect your home from unnecessary building work with an independent damp assessment.

Specialist Survey Add-On Services

For complex damp investigations, we offer six specialised laboratory and environmental testing add-ons:

Add-On Service 1

Laboratory Analysis of Plaster Samples

Price £299 + VAT

Description: Small plaster samples are extracted from affected masonry walls and submitted to an independent testing laboratory. The lab analyses the sample for hygroscopic salts (specifically nitrates and chlorides).

Value: Scientifically differentiates true rising damp (which deposits ground salts over time) from surface condensation or lateral penetrating damp. Ensures that remedial recommendations are based on chemical analysis rather than surface meter readings alone.

This service can be beneficial when:

  • The cause of low-level dampness is disputed.
  • Moisture-meter readings are inconsistent.
  • A property has undergone previous damp-proofing.
  • Old plaster continues to attract moisture.
  • Independent laboratory evidence is required.
  • Several possible moisture sources are present.

Note: Salt analysis is only one part of the investigation. Results must be assessed alongside the location of moisture, condition of the masonry, external ground levels, damp-proof course and potential plumbing or rainwater defects. Requires minor invasive plaster sampling (the only add-on requiring material removal). Survey fee credited when repairs are completed by us.

Add-On Service 2

Mould Identification & qPCR DNA Testing

Price £299 + VAT

Description:  Surface swab samples are collected and sent to an accredited laboratory for advanced qPCR DNA analysis. Identifies exact mould species, measures spore concentrations and detects hidden fungal growth behind furniture, within void spaces, or under floorboards.

Value: Provides precise scientific data regarding mould toxicity and contamination levels, helping establish the exact scale of cleaning, drying and structural remediation needed.

Laboratory mould testing may be useful when:

  • There is an unexplained musty odour.
  • Visible mould repeatedly returns.
  • Water damage occurred previously.
  • Mould is suspected behind cupboards or furniture.
  • Contamination may be present in a concealed location.
  • The visible extent of growth is uncertain.
  • Independent results are needed.
  • Remediation work is being planned.

Note: The results can provide a clearer indication of whether contamination appears minor, concentrated or potentially widespread. This information may be used when deciding the scale of cleaning, removal, drying or remedial work required. Testing should be combined with an investigation of the moisture source. Removing visible mould without resolving the underlying condensation, leak or ventilation problem may allow it to return. Survey fee credited against subsequent remediation works completed by us.

Air sampling pump on a tripod during a mould air quality survey in a period London hallway
Add-On Service 4

Mould Air Quality Testing (Air Pump Test)

Price £299 + VAT

Description: This test uses a specialist air-sampling pump to collect airborne mould spores from inside a property, with outdoor air sampling where appropriate for comparison. Samples are sent to an accredited laboratory to assess airborne mould spore concentrations and identify mould types where the analysis allows.

Value: Unlike a surface swab test, which checks for mould DNA on a specific surface, air sampling investigates mould spores circulating in the air, including where visible mould growth may not be present. This test helps investigate suspected airborne mould contamination and supports damp and mould assessments so that appropriate remedial action can be determined.

This service can be beneficial when:

  • Suspected airborne mould contamination is present without obvious visual signs.
  • Occupants experience persistent musty odours or unexplained respiratory irritation.
  • Recurrent condensation, poor ventilation, or high humidity issues are suspected.
  • Verification of indoor air quality is needed following a leak or water ingress.
  • Confirmation is required on circulating spore levels before or after remedial works.

Note: Air mould sampling assesses active airborne spores at the time of testing. Results are analysed alongside external baseline samples, structural moisture readings, ventilation performance and visible property conditions. Survey fee credited when repairs are completed by us.
