Professional RICS Home Surveys & Structural Assessments Across London

London Damp Specialists Ltd was established in 1981 to provide comprehensive property surveys, structural evaluations and guaranteed corrective treatments across London and throughout the M25.

As one of London’s leading building pathology and timber preservation practices, our surveyors combine rigorous RICS standards with hands-on remedial expertise. All five of our specialist RICS survey tiers are detailed below, providing clear guidance on what each inspection involves, who it is suitable for and what you can expect from your final report.

RICS Property Valuation

A RICS Property Valuation is a professional assessment of a property’s market value, carried out by a suitably qualified RICS Registered Valuer. It provides an independent opinion of what a property is reasonably worth based on current market conditions, location, size, condition and comparable property sales.

Who It Is Suitable For

This service is suitable for homeowners, property buyers, sellers, investors and individuals requiring an accurate property valuation for financial or legal purposes. RICS valuations are commonly required for property purchases, sales, inheritance tax assessments, probate, matrimonial settlements, shared ownership transactions, Help-to-Buy arrangements and other financial matters.

What You Can Expect

During the valuation, the surveyor will inspect the property, assess its general condition, consider its construction and layout and examine relevant market evidence. Factors such as nearby property sales, local demand, property improvements and potential defects may influence the final valuation. Following the inspection, a written valuation report will be prepared explaining the property’s assessed market value and the basis on which that figure has been calculated.

A RICS valuation is different from a full building survey. Its primary purpose is to establish the property’s value rather than provide an extensive investigation into structural defects or maintenance requirements. The report provides a professional, evidence-based valuation to assist with important property and financial decisions.

Note: The cost of your survey is deducted from the price we quote to complete any required remedial repairs.

RICS Level 1 Condition Survey

A RICS Level 1 Home Survey, previously known as a Condition Report, is designed to provide a straightforward assessment of the overall condition of a residential property.

Who It Is Suitable For

This type of survey is most suitable for relatively modern houses, flats and bungalows built using conventional construction methods and generally considered to be in good condition. It is particularly useful for buyers who want an independent overview of a property’s condition before committing to a purchase, without requiring the more extensive investigations provided by higher-level surveys.

What You Can Expect

The survey provides a professional visual inspection of the main accessible elements of the property, including walls, roofs, ceilings, floors, windows, doors and other building components. The surveyor will identify visible defects, signs of deterioration and any issues that may require urgent attention or further investigation.

A straightforward traffic-light rating system is used to explain the condition of different parts of the property, making the findings easy to understand:

  • Green: Generally indicates no current significant concerns.
  • Amber: Identifies defects requiring attention.
  • Red: Highlights serious or urgent problems.

The report also identifies relevant safety risks and matters that may require additional professional advice. A Level 1 survey does not normally include detailed repair recommendations, specialist testing, or a property valuation.

Note: The cost of your survey is deducted from the price we quote to complete any required remedial repairs.

RICS Level 2 HomeBuyer Survey

A RICS Level 2 Home Survey, previously known as a HomeBuyer Report, provides a more detailed assessment of a property’s condition than a Level 1 survey.

Who It Is Suitable For

It is particularly suitable for conventional houses, flats and bungalows that are generally in reasonable condition and have not undergone extensive structural alterations. This information helps prospective buyers understand the property’s condition, identify potential future expenses and make informed decisions before proceeding with a purchase.

What You Can Expect

The survey includes an inspection of accessible internal and external building elements, including walls, roofs, ceilings, floors, windows, doors, drainage arrangements and visible services. The surveyor will look for evidence of defects such as dampness, condensation, timber deterioration, cracking, roof defects, defective guttering and other maintenance concerns. Where accessible and safe, areas such as roof spaces, basements and other normally accessible concealed spaces may also be inspected.

The report uses a traffic-light condition rating system to identify defects and explain their significance. Unlike a Level 1 survey, the Level 2 report includes advice on repairs, maintenance requirements and matters that may require further specialist investigation. A Level 2 survey is available either as a survey-only service or with an additional market valuation and insurance reinstatement assessment.

Note: The cost of your survey is deducted from the price we quote to complete any required remedial repairs.

RICS Level 3 Building Survey

A RICS Level 3 Home Survey, previously known as a Building Survey, is the most comprehensive of the three standard RICS home survey levels.

Who It Is Suitable For

It is particularly recommended for older properties, larger buildings, unusual construction types, properties in poor condition and buildings that have undergone significant alterations or extensions. The survey is also suitable for buyers considering major renovations or substantial structural changes. It is particularly valuable for buyers seeking a comprehensive understanding of a property’s overall condition and potential future repair obligations before making a major financial commitment.

What You Can Expect

A Level 3 survey involves an extensive inspection of accessible internal and external building elements, including roofs, chimneys, walls, foundations where visible, floors, ceilings, timber components, drainage and other important parts of the property. The surveyor will assess visible defects, deterioration, potential structural movement, dampness, timber decay and other building-related concerns.

The report provides detailed explanations of identified defects, their possible causes, the implications of leaving them untreated and appropriate repair or maintenance options. Where necessary, the surveyor may recommend additional specialist investigations to establish the full extent of concealed problems. The report can also provide guidance on repair priorities, likely timescales and maintenance considerations.

Note: The cost of your survey is deducted from the price we quote to complete any required remedial repairs.

Structural Survey – Structural Condition Assessment

A Structural Survey is a detailed assessment focusing on the structural condition and stability of a building.

Who It Is Suitable For

It is particularly suitable for properties displaying signs of structural movement, significant cracking, settlement, subsidence, defective foundations, or other concerns relating to the building’s structural integrity. A structural assessment can be particularly useful before purchasing an older property, undertaking renovation work, removing load-bearing walls, or investigating suspected structural damage.

What You Can Expect

The inspection focuses on important structural components, including load-bearing walls, floors, roofs, supporting beams, columns, masonry and visible foundation-related defects. The surveyor will examine evidence of movement, distortion, deterioration and other structural irregularities that may indicate underlying problems. Particular attention may be given to significant cracks, uneven floors, bulging walls, damaged masonry, roof deformation and signs of previous structural alterations.

Where concerns are identified, the report will explain their significance, potential causes and whether further investigation is necessary. Recommendations may include structural monitoring, additional investigations, repair works, or assessment by a suitably qualified structural engineer. Unlike a standard RICS home survey, a specialist structural inspection may concentrate on particular building elements rather than the entire property. The exact inspection scope should be agreed beforehand and structural calculations or engineering designs would require a suitably qualified structural engineer.

Note: The cost of your survey is deducted from the price we quote to complete any required remedial repairs.

Specialist Survey Add-On Services

For complex damp investigations, we offer six specialised laboratory and environmental testing add-ons:

Add-On Service 1

Laboratory Analysis of Plaster Samples

Price £299 + VAT

Description: Small plaster samples are extracted from affected masonry walls and submitted to an independent testing laboratory. The lab analyses the sample for hygroscopic salts (specifically nitrates and chlorides).

Value: Scientifically differentiates true rising damp (which deposits ground salts over time) from surface condensation or lateral penetrating damp. Ensures that remedial recommendations are based on chemical analysis rather than surface meter readings alone.

This service can be beneficial when:

  • The cause of low-level dampness is disputed.
  • Moisture-meter readings are inconsistent.
  • A property has undergone previous damp-proofing.
  • Old plaster continues to attract moisture.
  • Independent laboratory evidence is required.
  • Several possible moisture sources are present.

Note: Salt analysis is only one part of the investigation. Results must be assessed alongside the location of moisture, condition of the masonry, external ground levels, damp-proof course and potential plumbing or rainwater defects. Requires minor invasive plaster sampling (the only add-on requiring material removal). Survey fee credited when repairs are completed by us.

Add-On Service 2

Mould Identification & qPCR DNA Testing

Price £299 + VAT

Description:  Surface swab samples are collected and sent to an accredited laboratory for advanced qPCR DNA analysis. Identifies exact mould species, measures spore concentrations and detects hidden fungal growth behind furniture, within void spaces, or under floorboards.

Value: Provides precise scientific data regarding mould toxicity and contamination levels, helping establish the exact scale of cleaning, drying and structural remediation needed.

Laboratory mould testing may be useful when:

  • There is an unexplained musty odour.
  • Visible mould repeatedly returns.
  • Water damage occurred previously.
  • Mould is suspected behind cupboards or furniture.
  • Contamination may be present in a concealed location.
  • The visible extent of growth is uncertain.
  • Independent results are needed.
  • Remediation work is being planned.

Note: The results can provide a clearer indication of whether contamination appears minor, concentrated or potentially widespread. This information may be used when deciding the scale of cleaning, removal, drying or remedial work required. Testing should be combined with an investigation of the moisture source. Removing visible mould without resolving the underlying condensation, leak or ventilation problem may allow it to return. Survey fee credited against subsequent remediation works completed by us.

Air sampling pump on a tripod during a mould air quality survey in a period London hallway
Add-On Service 4

Mould Air Quality Testing (Air Pump Test)

Price £299 + VAT

Description: This test uses a specialist air-sampling pump to collect airborne mould spores from inside a property, with outdoor air sampling where appropriate for comparison. Samples are sent to an accredited laboratory to assess airborne mould spore concentrations and identify mould types where the analysis allows.

Value: Unlike a surface swab test, which checks for mould DNA on a specific surface, air sampling investigates mould spores circulating in the air, including where visible mould growth may not be present. This test helps investigate suspected airborne mould contamination and supports damp and mould assessments so that appropriate remedial action can be determined.

This service can be beneficial when:

  • Suspected airborne mould contamination is present without obvious visual signs.
  • Occupants experience persistent musty odours or unexplained respiratory irritation.
  • Recurrent condensation, poor ventilation, or high humidity issues are suspected.
  • Verification of indoor air quality is needed following a leak or water ingress.
  • Confirmation is required on circulating spore levels before or after remedial works.

Note: Air mould sampling assesses active airborne spores at the time of testing. Results are analysed alongside external baseline samples, structural moisture readings, ventilation performance and visible property conditions. Survey fee credited when repairs are completed by us.
